How Investors Earn Returns

At Value Plus Capital, we prioritize transparency and alignment when it comes to how our investors earn returns. Generally, investors receive income in two ways: through recurring distributions during the hold period and through profit participation at the time of property sale. If the property performs as projected, we provide monthly or quarterly cash flow distributions based on each investor’s pro rata ownership. These distributions often include a preferred return, which represents a priority payment to investors on their invested capital. While preferred returns are not guaranteed, they are a common and investor-friendly structure in passive real estate deals. If any portion of the preferred return is not paid during the holding period, it typically accrues and is paid out later—either at refinancing or upon sale. In addition to cash flow, the principal investment and a share of the equity gain are returned at the time of sale. In some cases, if the property performs exceptionally well, a refinance may allow a substantial return of capital before the sale event. This two-pronged income structure—cash flow and equity upside—helps investors generate both passive income and long-term wealth, without active management responsibilities.
